Any transaction carried out through Albania Realtors gives us the right to a commission that covers the investment and the time that the agency has spent to allow the good end of the transaction.
Fees, Terms and Conditions for Selling of a Property
The commissions of Albania Realtors in buy / sell of a property are:
3% of sales value by Seller
1% of sales value by Buyer
In case the agency acts as agent for only one part, the total commission of 4% of the sales value will be paid by the party to which the service is provided.
Fees, Terms and Conditions for Renting of a Property
The commissions of Albania Realtors in renting of a property are:
Obligations of landlord:
10% of total rent for a contract term from up to 6 months.
15% of one year rent for a contract term up to 5 years.
20% of one year rent for a contract term over 5 years.
Obligations of tenants:
10% of total rent for a contract term up to 6 months.
50% of first month rent for a contract term up to 3 years.
100% of first month rent for a contract term over 3 years.
Commissions are calculated as a percentage of the property sale price. For example, on a € 500,000 property at 3% commission, the commission would be € 15,000, calculated as follows: 500,000 x 3% = € 15,000. Property price x commission rate (%) = commission payable.
Payment is made at the moment of signing the Service Contract or parties (Agency-Client) due to an agreement between them, may assign a different term.
The agency cannot accept cash, securities or bonds for payment.
